5 - Disclose, Disclose, Disclose .

There
are too many disclosure forms and
reports to properly address in this
short paragraph. Most of these disclosure
forms should be filled out and/or
signed by you at the time of signing
the Listing Agreement. The most important
disclosure to mention here is the
"TDS" or Transfer Disclosure
Statement. This form basically requires
you to disclose every material issue,
which may effect a buyer's decision
to purchase your property. This form
is of particular importance for once
a Buyer receives it, they have three
days to cancel the contract for no
reason. If you have a good real estate
agent working for you, they will always
insist on delivering this form to
the buyer at the time you receive
an offer or right when you have an
accepted an offer!
